Pines, a long pool and the sea below. The Riviera is at its best behind a gate, with lunch that starts at two and finishes when it finishes.
Saint-Tropez is really the peninsula around it — Les Parcs, Ramatuelle, the hills above Pampelonne — and a house there is the only sensible way to spend August. Cap d'Antibes and Cap Ferrat are older and greener, with belle-époque estates and gardens that took a century to grow. Above Cannes, Mougins and Valbonne trade the beach for quiet and space.
The properties are large, staffed, and each one has a personality: a garden that eats the afternoon, a terrace built for twenty, a private path to the rocks. Matching that to the group is most of the work.
It is also the easiest coast in Europe to combine with a yacht. Many guests take a villa for the fortnight and a yacht for one week, with the house remaining their base.
Best time to go
May – September
July and August are the coast at full volume, and the best villas are taken by February. May, June and September give you the same sea and the same restaurants with room to move — September in particular, when the water is warmest and the crowds have gone.

Under the pines, with the table set outside and nobody waiting for it back. It is the single thing guests remember, and it only happens in a private house.
The boat comes to you
From Cap d'Antibes or the Pampelonne side, a tender can collect from the beach below. Days on the water start without a drive to a marina.
Markets and hill villages
Antibes market in the morning, Saint-Paul-de-Vence or Ramatuelle in the late afternoon. A house with a kitchen makes both of these worth doing.
Evenings without the traffic
Being ten minutes from Saint-Tropez port, or above Cannes during the festival, means the night ends when you decide rather than when the road allows.
