The city is really several: the Beach for restaurants and nightlife, the Grove for old trees and family calm, Bal Harbour for shopping and stillness, Key Biscayne for water and space. Choosing the wrong one is the most common mistake, and the easiest to avoid.
A house with a dock changes everything. The boat leaves from your garden, and Biscayne Bay, Stiltsville and the Keys open up without a single transfer.

Winter and spring are the reason people keep coming back — dry, warm, and full. Art Basel in early December and the Formula 1 weekend in May are the two dates that empty the market of good houses months ahead.
