Two square kilometres where a terrace with the right angle over the port is worth more than any number of rooms.
The Carré d'Or is the centre — the Casino, the Hôtel de Paris, the shops — and the buildings there are the most sought after. Larvotto is for the beach and families. Fontvieille is quieter and closer to the harbour. La Rousse and the higher streets buy you a view over everything.
Almost everything is an apartment, so what matters is the floor, the terrace and the orientation. West-facing over the port at seven in the evening is a different property from the same flat facing the rock.
During the Grand Prix, the Yacht Show and the tennis, the residence is the event. We plan those weeks around the terrace, the catering and the movements in and out, because nothing in Monaco moves quickly on those days.

April – September
Grand Prix weekend in late May is a market of its own — apartments overlooking the circuit are committed a year in advance and priced accordingly. June and September are warm, calm, and a fraction of the effort.

The cars pass below, the guests come to you, and nobody spends the afternoon queueing for a grandstand. The catering and the staff arrive before the roads close.
The port at blue hour
Half an hour when the whole harbour lights up. From a west-facing terrace it is the reason people take these apartments in the first place.
A tender ride to your yacht
For guests berthed in Port Hercules or Cap d'Ail, the apartment is the shore base — showers, dinners, and somewhere for the children to sleep.
Beach and mountains in one day
Larvotto in the morning, lunch in Èze, and back before dinner. The Riviera hinterland starts fifteen minutes from the front door.
